The Laulima neighborhood in Hawaii Kai is a cluster home development of zero lot line properties on the Hawaii Kai Golf Course, located past the Koko Villas on the right and across the street from Queens Gate, along Kealahou St just before you get to famous Sandy Beach. You can sense the closeness to the ocean, just about 800 ft straight south from here. The Laulima subdivision includes all homes on the south side of Kealahou St from 262 to 386 Kealahou St. Also included are all homes within the cul-de-sacs Holokai Pl, Kuanalu Pl and Kipukai Pl.
Insight to Laulima Homes & Neighborhood
All of the 106 Lulima homes were built between 1986 and 1988. Between 3 and up to 8 homes are often clustered together sharing a common concrete driveway or turnaround area. Laulima homes come in single level and or two story designs with wood frame construction, exterior wood panels and asphalt composition shingle roofs.
Architecturally pleasing, Laulima homes are known for their open vaulted ceilings with skylights, high gable windows, and their step down living room opening to an outside patio. The kitchen enjoys a view towards the living room, usually from a couple steps above. Each home comes with an often detached double garage located on the street side.
There are a handful of floor plans that reappear and rotate throughout the Laulima neighborhood. Laulima homes range in size between 2 BR with 1,419 sq ft and up to 4 BR with 1,880 sq ft interior living area.
Most Laulima lots are considerably small between 3,300 sq ft and 6,000 sq ft. These are zero lot line properties, means one side of the house sits right on the property line. That makes for a limited yard space only usable around three sides of the house.
Laulima homes have three distinct locations within the Lulima neighborhood:
1. Only 65 of all Laulima homes enjoy the frontage of the adjacent Hawaii Kai Golf Course. In addition, a few of these also enjoy an ocean view beyond the golf course. These are prized and highly desirable, commanding premium prices within Laulima.
2. Less than 20 homes are located on interior lots. These homes enjoy a garden view at best. They do enjoy a bit of a distance from the main road, Kealahou St.
3. The remaining Laulima homes are located along Kealahou St.
A nominal Laulima association fee of $64 /mo (2014) pays to maintain the private roads, driveways and green belts. A 13,414 sq ft private Laulima neighborhood park with park benches located at 340 Kuanalu Pl on the corner of the Kealahou St is owned and maintained by the association.
If you like to be close to Sandy Beach and the Hawaii Kai Golf Course, and a smaller home towards the end of Hawaii Kai suits your needs, than Laulima could be a good fit. Consider the unique intrinsic value for golf course homes with ocean views and you found the bulls eye. These views are rare and could be just what you have been looking for. Come home to Laulima and see for yourself what you have been missing.
