If you are looking for a newer home in Hawaii Kai, you owe it to yourself to explore the Koko Villas located at the entrance to the Koko Crater Botanical Garden, at the base of the impressive Koko Crater.
This newest of all Hawaii Kai home subdivisions is adjacent to the Hawaii Kai Golf Course and close to famous Sandy Beach. Koko Villas real estate consists of 70 single family homes along the two quiet cul-de-sacs, Koko Uka Pl (means near the mountain) and Koko Kai Pl (means near the sea). Access is via Kokonani Street (means beautiful Koko) along the golf course off Kealahou St.
Insight to Koko Villas Homes & Neighborhood Koko Villas represent the latest and newest single family home subdivision in Hawaii Kai. All homes were built between late 2004 and early 2006 by Philip Ho, a California developer, and Kaya Builders Hawaii, a local general contractor.
There are a total of five Koko Villa floor plans: Villa I: 3 BR, 2.5 BA, 1,931 sq ft interior living space. Villa II: 3 BR, 2.5 BA, plus Den, 2,176 sq ft interior living space. Villa III: 3 BR, 2.5 BA, 2,362 sq ft interior living space. Villa IV: 3 BR, 3.5 BA, plus Den, 2,541 sq ft interior living space. Villa V: 4 BR, 3.5 BA, plus Den, 3,150 sq ft interior living space. 2-story design with 3-car garage.
Villas I through IV have a single level layout with an attached double garage. The exception is the largest Villa V, which has a two story design with an attached 3-car garage.
Koko Villas are popular due to their open layout and modern design features. However Villa IV took the cake as the overall Grand Champion Winner during the 2004 Parade of Homes, Hawaii’s prestigious home builder’s competition.
All five Koko Villa floor plans rotate and reappear seemingly at random throughout the Koko Villa neighborhood, except, the largest 2-story Villa V model can only be found on some of the perimeter lots. Just about all Koko Villa lots are between 6,954 sq ft and 7,076 sq ft. Lots are graded and level.
Only the last 11 Koko Villas on the left street side of Koko Kai Pl, towards the end of the cul-de-sac, are directly fronting the Hawaii Kai Golf Course. The other Villas may not have a direct golf course view, but throughout the neighborhood there is a sense of closeness to the golf course as well as the ocean which are both visible when driving on any of the three streets within this subdivision.
Koko Villas feature stucco exteriors and large 4 ft deep roof overhangs with finished soffits. Every home has a smooth concrete tile roof with copper gutters and copper downspouts for a clean, rich and consistent look throughout the neighborhood. Inviting exterior wood trellis entryway with large front patios bring back hints of plantation home designs. Every home has an oversize 8 ft tall and 42” wide solid wood front entry door.
Koko Villas are just as impressive when it comes to the popular interior design features. These homes feature 10 ft (!) tall ceilings, 8 ft doors, 8 ft windows and sliding glass doors giving the Koko Villas a sense of grandness. Large open kitchens with center island cooktop, modern high-end appliances including double ovens as well as plenty custom kitchen cabinets and a walk-in food pantry put a smile on every chef’s face. Elegant granite countertops in kitchen and Travertine countertops in baths as well as large soak-in tubs, shower stall and double vanity can be found in all master bathrooms.
Did we mention the large walk-in closets? Travertine marble tile floors are found in master baths and powder rooms.
Many Koko Villas feature central AC and a great number of them have also installed PV systems.
These Koko Villas are great homes with a dramatic backdrop of Koko Crater. In this quiet neighborhood you might on occasion hear the wave action from closeby Sandy Beach, only about 1,500 feet straight south from here.
There is a small Koko Villas association fee of $150 /mo (2014) which pays to maintain the private streets, the landscaped green belts and the front yard landscape easement, a small area between the sidewalk and the front of the garage. Also maintained by the association is a retaining wall with privacy fence which separates the back yards between Koko Uka Pl and Koko Kai Pl.
The developer still owns an adjacent small vacant lot at the corner of Kokonani St and Kealahou St with future plans to develop townhomes. This may not happen anytime soon as it is currently zoned ‘preservation’ and would need to be rezoned before development.
