Queens Gate - General Info & Sold Data

See this video of Queens Gate homes.

Queens Gate is a popular gated community in Hawaii Kai by the Hawaii Kai Golf Course, located off Kealahou St across the street from Koko Villas and Laulima. All Queens Gate homes feature pleasant green golf course views. Some homes in the eastern section of Queens Gate II, and from Queens Point, also get to enjoy ocean views beyond the golf course. The ocean is only about 1,000 ft straight south from here and famous Sandy Beach is nearby. The Queens Gate subdivision includes all homes on Kalohelani Pl (Queens Gate I) including all adjacent small cul-de-sacs, as well as Makaaoa St and Makaaoa Pl (Queens Gate II) with all adjacent small cul-de-sacs, as well as all homes along the northern street side between 261 and 385 Kealahou St, immediately across from Laulima.

Insight to Queens Gate Homes & Neighborhood
All of the 141 total Queens Gate homes were built between 1978 and 1980. There are no buildable vacant lots remaining in this neighborhood. Queens Gate homes come in single level and or two story designs with wood frame construction, often with open beam vaulted ceilings, skylights, stucco exterior and concrete tile roofs.

Many of the original homes had double front entry doors as well as master bedroom double doors and lava rock accent walls in the master bathroom and or on the exterior. Some homes here even have a wood fireplace, a novelty item that hardly gets used in Hawaii. All homes come with a double car garage.

There are only a handful of floor plans that reappear and rotate with slight modifications throughout the subdivision. The exception are the 9 custom built homes at the exclusive Queens Point section within Queens Gate II. Most homes here have 3 BR to 4 BR (just a few have 5 BR) and range in size between ~1,900 sq ft to ~3,000 sq ft interior living area.

All lots are level and most range between 6,000 sq ft and 11,000 sq ft., however, some are as large as even 14,000 sq ft. The larger lots can be found in Queens Gate II, on the right side of Makaaoa Pl just past Paleo Way, as well as the 27 homes outside of the gated sections, with large street setbacks located along Kealahou St.

There are three distinct sections that make up the Queens Gate neighborhood:

1) Queens Gate I:  Only 45 of all Queens Gate homes enjoy the security benefits of the first gate at Kalohelani Pl. 15 of these homes are on the northern street side of Kalohelani Pl with direct wide Hawaii Kai Golf Course frontage.

The remaining 30 homes within Queens Gate I are clustered together in groups of 6 around the short cul-de-sacs Laukupu Way, Kiipohaku Way, Kawaihoa Way, Kapunapuna Way and Kapo Way. Even though these homes are clustered, each has their own respective protected golf course view channel to the south. The two homes that are located at the end of each of the 5 cul-de-sacs feature the widest golf course frontage and best views within Queens Gate I.

2) Queens Gate II: A total of 69 Queens Gate homes enjoy the security benefits of the second gate at Makaaoa St.
Arguably Queens Gate II is the preferred section with a gorgeous drive across the golf course before you get to your home.
24 of these homes are on the northern street side of Makaaoa Pl with direct wide Hawaii Kai Golf Course frontage.
36 homes within Queens Gate II are clustered together in groups of 6 around the short cul-de-sacs Kaleikini Way, Kulauala Way, Leilipoa Way, Paioluolu Way, Palea Way, and a short section of Makaaoa St. Although clustered, each of these homes have their own respective protected golf course view channel to the south. The two homes that are located at the end of each of the 5 cul-de-sacs feature some of the widest golf course frontage and best views within Queens Gate II, together with 6 more homes on oversize lots located on the southern street side of Makaaoa Pl just past Palea Way.

The exclusive Queens Point section consists of the final 9, all custom built homes that share a common grass and concrete grid driveway at the end of Makaaoa Pl within Queens Gate II. Queens Point homes have somewhat smaller lots, but they tend to have some of better ocean views beyond the golf course.

3) There are 27 additional Queens Gate homes outside the two gated sections, located on large deep lots along the golf course between 261 and 385 Kealahou St.

A $233 Queens Gate association fee (2015) pays for the maintenance of the two security gates, the private streets, the shared clubhouse and the tennis and racketball courts located between Kalohelani Pl and Makaaoa Pl. There is an additional $150 association fee (2015) for the exclusive Queens Point section to maintain their respective common driveway.

Queens Gate is a well maintained neighborhood with a consistent look of nice looking homes.
